I think I would discuss that and put it in an agreement before anything happens.  I guess we all have ideas about what we think is equitable.  And, of course, it depends on what value each person puts into making the deal happen.  Each deal and each person is different.  This is a good situation to be in, it seems to me.

Several years ago, my boss, who had a few rental houses, told me that I should do that too, to build wealth. So, I bought a house that had been on MLS for a long time, and the owners were really anxious to sell. That was a good start.

In real estate investing, I can leverage my buys a lot.  When I buy stocks, I pay for 100% of it.  And, I think I have more control of my properties than I do of the stock market, which is mainly controlled by the 1%ers.

I have seen this requirement on some property mgmt. websites.  My insurance agent recommends that I require it.

I always have recommended it to new tenants, but none ever have bought it, to my knowledge.

What are your thoughts?

I appealed a property tax value on a house in Volusia county myself.  (2 counties away)  I filled out the proper forms, to have a hearing at the value appraisal board.  Then, a county property tax appraiser called me and asked why I did that.  I explained and said I was prepared to win.  So, a week or so later, he called back and offered to lower the value considerably,  if I would accept that, instead of going to the board.  I accepted the offer.  It seemed like he was afraid of losing at the hearing.  So, we both ended up happy.

I know apartment complexes that use ozone generators.  So,Ii bought a used one on ebay.  It does work very well at eliminating smoke and mildew odors.  I also use Odoban at a 50/50 mixture and it works well, too.  I bought it at Sams Club.
