There are different types of LLC. One of them is called series LLC. In Illinois for $50 extra, you could assign a second property in it. You don't have to have a separate LLC for single property you own.

Let's say you own 10 properties, if you have a series LLC, you could assign 1 property in each series for just $50. Your primary LLC always remain the same.

Consult an attorney or a CPA for detailed information.

@Ed Wood like your thoughts a lot as well. It's very true that up to 4 units, lenders don't run numbers, but rather see debt to income ratio and borrower's strength. Having said that, 5 units or more it's where you have to worry about these figures.

@Giovanni Isaksen "If you are relying on debt financing for your deal, the lender will care about DCR and by extension you will need to as well."

Like you comments above as when using leverage, one needs to make sure to satisfy lender requirements.

@Travis L. Welcome to BP.

I am a commercial, residential real estate broker and property manager as well. I don't have CPM designation, however I'd love to acquire it for a variety of reason, including but not limited to;

1. As buy and hold property owner, you could manage your property better than others especially if you are cpm because of extensive education in property management.

2. As CPM, you would acquire larger commercial properties to manage and that means big bucks. You can't manage prime commercial real estate without this designation in most cases.

3. You will be able to better analyze fixer uppers, renovation costs,etc as a real estate investor.

4. It's a highly respected designation in real estate industry like CCIM.

The list goes on. I'd highly recommend it. Hope it helps.

Hi BP,

When analyzing an investment property 3 numbers are extremely important along with others;

1. Debt Coverage Ratio

2. Cap Rate

3. Cash on Cash Return

Most lenders look for DCR of 1.20 or better, most investors want at least 8% cap rate or better and a minimum of 10% cash on cash return (in majority of cases).

Keeping investor interest in mind,

Would it be a better deal, if investors gets a minimum of 1.5 DCR and say like 6-7% cap rate. I had situation where my DCR was 1.5 however my cap rate was around 6% only which I thought was too low.

I'd appreciate any suggestions / ideas on this matter.

like your response on redfin as I had never paid attention to this site because my farm area is not any where close to any metropolitan city like Chicago or Saint Louis. Since I am capable of any investing away from my farm area, I could use redfin.
