Well, window are brand new and energy saving. the rest (HVAC, hot water heater, etc. age is unknown perhaps 15 plus years? Was not provided this information.

Hi everyone,

How much should capital reserve be for a single family rental when analyzing a purchase price? The house is about 50 years old in OK condition, 3 Bed, 2 Bath approx. 1500 sq. ft. I thought $1000 per year?

Well, I have $40,000 for down payment. Most fourplexes in this part of the country are listed between $150,000 to 250,000. I could use the whole $40,000 for it. Rental income is between $450 - $600 per month.

I must say that $100 per unit per month is minimum that I'd go for..... Again point well taken on individual goals.

Hi everyone,

There so many formulas / equations when it comes to buy an income property, such as cash on cash return, cap rate, debt coverage ratio, break even ratio, gross rent multiplier, price per unit, price per square feet, 50% rule, 2% rule, etc. There is no silver bullet when deciding the purchase price.

My question is, what formulas are a must in order to estimate purchase price?

I'd appreciate any suggestions.
