So currently, I recently separated from the military (under honorable conditions) and i am currently looking for employment back in to the civillian sector. I know to qualify for a loan they want to see pay stubs to see if you can qualify to pay for it. I was stationed in Tucson, AZ for 4 years and was looking at buying property there BUT, i am residing in the Bay Area in California. Right now in my situation and as a goal, I was looking at buying either a single family home or a duplex in Tucson (if you recommend any other markets I am open to look at those as well) while I reside in California. I also have a good amount saved up to put a down payment in as well.

I see, any small towns you would recommend on purchasing a first investment property? What towns are a good amount of people moving into?

I've heard many people getting an LLC and using it towards their rental properties. I just had a few questions to clear up and ask like:

1.) What is an LLC and how can you use it towards your properties?

2.) What is the process of getting an LLC? (Does it vary depending on what state you're investing in?)

3.) What are the benefits of using an LLC towards your rental properties?

I've been hearing about how crazy the market has been and been told to hold on until the market crashes to grab a property. Any thoughts and opinions on this? Should I wait or is there a way to snag a property even during a market like this?

What is the recommended price of buying your first rental property? I plan on buying in the Phoenix, AZ area where houses at the moment costs $300,000+ average, but I feel like that is a lot for someone starting off. What price should a property be to buy as a first rental property in Phoenix?
