Each month we bring in a guest to share their experience as it relates to financial education and/or real estate investing. This meetup will offer actionable items you can start implementing to reach your financial goals. We top it off with a book give away related to this month's theme and a ton of opportunity to network with others that are on their way to financial independence! We welcome members of all experience levels.

This month we welcome Joshua Click, from our FREEdM community and frequent meetup attendee! Joshua Click, a millionaire at age 28, started his career as a junior high school teacher while dabbling in real estate in his free time. He started investing at age 21 by purchasing tax deeds and reselling the properties and reinvesting the profits into the next property. As the investments grew, he realized the potential that real estate offers and obtained his real estate license. Two days after putting in his notice at the junior high that he would not be renewing his teaching contract, he found out he and his wife, Emily, were expecting their first child. With this kick in the pants, Joshua started his real estate career full time in sales and quickly adopted the real estate investor mentality.

I love it. Our triplex cash flows really well. We bought it with inherited tenants that were month to month and paying far below market rent. It's far enough that you can still find deals down there if you dig and that triplex penciled out more than anything I could find in the greater Phoenix area. That's actually where our flip is as well. I will continue to look in that market and that is where we are hoping to find our next small MF.

 Very cool! Any renovation plans or is it turnkey? What are the plans down the road? Rent it out, sell, or other?

Plenty of time left in the year to double up on your goal, go get another one!

Both. It all depends on the numbers.

I never like to sell off an asset, unless I know I will be taking the money and investing in something better. We purchased a triplex in Q1 that is close to stabilized and cash flowing great for us. We just hit our 2 year mark in our live in flip and have nearly 200k in equity, so we decided to go buy another fixer upper and plan to use the other proceeds to find another small multifamily.

Caveat - Yes, interest rates are worse. Yes, prices keep rising. Yes, my mortgage is higher lol. But live by your numbers and your criteria and you can make it work.

Congrats on your first property, that's awesome! What are your plans for this property?

Can't believe we are already nearly halfway through. This year is flying by! My wife and I set out to acquire 3 new properties this year. We intended on 2 buy and holds, and 1 flip. We purchased a triplex in March with a JV partner (which that partnership ended up in us also acquiring a SF rental). We bought the flip in May and are currently already under contract on the sale side. We are also under contract on a new primary that should close by tomorrow, which was not even in our original goals or plans lol. So on paper, we hit those goals, however, I keep thinking of that SF acquisition as slightly cheating so we are hoping to find another multi-family soon.

That said, it has definitely not been all rainbows and unicorns. I set personal goals on the traditional real estate side as an agent and being that I am about a 75% buyer's agent, my business has really slowed down with the current state of the market and rates. That's caused me to shift my energy and focus on more of the investing side (wholesale, flipping and managing our rentals). We are very fortunate to be where we are at and definitely couldn't have done everything we did so far without our amazing partners.
