Post: Foundation issue

Good morning-

I recently discovered some foundation/structural issues with my primary residence. My girlfriend and I were moving furniture in a room that we currently haven’t much use for. I noticed a pretty significant crack in the drywall, molding near the floor separating, cracks in the stucco and other obvious signs of separation on the exterior wall. I am pretty sure the issue is from poor drainage design caused by the previous owner’s that I should have caught prior to this. The area outside the wall allows water to pond next to the foundation and I believe softening the dirt and allowing that corner to “sink”.

I have some connections through my job with structural and geotechnical engineers and have a friend coming to look at it this week. I also called my insurance and started a claim and am now waiting for an adjuster to call me back to schedule the inspection.

I am very concerned with dealing with foundation issues, especially since as of right now I don’t even know if the insurance will cover it. Has anyone else had experience with this in Arizona? Any words of advice for me?

Since my last post, I have continued my research as many of you have suggested. I can say that I feel pretty comfortable and have a solid understanding of the fundamentals. I have found a few local groups and plan to get out and start meeting people within my local REI community. I will also be spending some more time in the other categories of this forum, to see what I can learn about the current market and real world practices. I am excited for this next step.

Welcome to BP Chelsea! My gf is also and interior designer and flipping is an avenue that we wish to explore as well. I used to live in the Tempe area, which is also an area of interest for our future investing plans. I would recommend the podcasts, they include great real world experiences and a ton of references to books, blogs, articles, forum sections and other podcasts. @Casey Miles Thank you for the welcome and words of advice. I plan on continuing my research to make sure I have a solid understanding of the direction I plan to take next. I appreciate your offering of assistance. I do have a question for you - Are there any local (greater phoenix area) RE networking groups you are a part of or would recommend that I check out? @Mark Nolan Thanks Mark! I really enjoy the podcasts. Fortunately, my current job allows me the opportunity to listen to podcasts and audiobooks while I work. Since discovering BP last weekend, I have already had the opportunity to listen to 6 or 7 podcasts, read multiple blogs and beginners guides and I just finished Rich Dad, Poor Dad today and then immediately dove into another BP special. I am really fascinated by all the information within this community.

Hello all,

My name is Jake and I am from Phoenix, Arizona. I am currently serving in the Arizona Army National Guard and will be ending my 9 year career in December. I purchased my primary residence in 2014 and have since had interest in real estate investing. Recently, I was talking to a good friend of mine who told me about BP.com. I have been hooked since the day I checked out the website. My current goals are to educate myself in flipping and buy and holds and have my first real estate flip completed by the end of 2017. More of a generalize long term goal is to continue flipping while collecting buy and holds for passive income while I advance my career in the civil engineering field. 

I am excited for this new chapter in my life and look forward to using BP.com to expand my knowledge and for networking opportunities with those in my area.
