@Ernesto Ruiz

Welcome to BP and Arizona! House hacking is a great way to get started, especially in a new market. Hopefully we can connect at some local meetups!

@Robert A. Klein

State 48 Roofing - 480-647-9906 Hands down some of the most professional jobs I have seen, but you get what you pay for. They are higher end on pricing.

Contreras Roofing - 602-441-4387 Much more affordable but less "clean" of a job. I used them on my personal home as they were 4k cheaper than State 48. I've notice a few small things here and there that are more cosmetic. They still gave me a warranty and are very good with responding and coming out to fix things if needed.

Integrity Roofing - 602-548-3770 Haven't used them personally but they have been referred by many colleagues of mine. I plan on using them next time I have a roof job.

I will copy and paste this in a message to you, in case this post is against forum rules and gets deleted.

Post: Start with curb appeal or interior renovations?

We started with the interior, then made our way outside. We are living in it, which makes a difference as well. We also started in June, so it made sense to renovate the inside during the summer months and move to the exterior as it began to cool down. That said, we also spent a lot more on interior than exterior.

I hate the "it depends" answer, but I guess it really does depend on your goals. If you plan on doing both, like others have said, make sure you budget and after that, I don't think it matters much on what comes first.

@Josiah Santillana

While the market value continues to increase due to low inventory, whether or not it is a good time to buy is relative to your goals. Interest rates are still at an all time low, so while the list prices are high, money is cheaper than ever to borrow.

Obviously if you are not using a loan and purchasing with cash, this would be much more of an down side, since interest rates aren't a concern.

Something else to consider, how long are you willing to wait on the sidelines for a market correction to get started?> There may be missed opportunity for equity growth in the amount of time spent speculating. On the flip side, you could buy now and the market corrects next month, leaving you "underwater". Again, this is all a part of the risks taken with investing. If you have the right strategies, you can navigate any circumstance.

What are your goals and what type of financing are you considering?

@AJ Barber Welcome to BP! You took action and like you said, even with one unit you are learning, which is awesome. Figuring out how to pivot, especially when you had just took off, can be challenging.

It's always cool to find other local members and connect. Look forward to following your success!
