Totally free, not for sale. They are analysis tools that we use for properties in Reno, NV to help clients. 

Our co-founding broker was in the acquisitions department underwriting properties at American Homes 4 Rent. 

Also have made it easy to see if you offered a certain amount, or changed your rehab budget, how that would affect your return.

Congrats on the gains! But yes, it can be a pain for taxes. Especially the re-capture...people don't talk about it enough. 

Did you consider doing a 1031 exchange?

The market has shifted. It's been pretty easy and pretty rosy for years.

Everyone wants something similar but there is low inventory and higher interest rates. 

If you still want an 8 cap and a loan at 5% you're going to have to get very creative. 

To @Russell Brazil's point, this environment is where cash is super strong.

I've never worn this suit...

Thought this may be helpful for people looking for more professional looking photos of themselves without having to take them. 

Tried out this app called Remini that produces AI generated headshots as well as enhancing someones existing photos. Free trial for 3 days. 

A ton of different templates to choose from. Has you upload 9 or so selfies and takes about 10-15 mins to generate the first headshot. Then it's a lot faster (about 2-3 mins per photo). 

Looks a little "waxxy" but still pretty impressive for being completely AI generated!! Can be great for LinkedIn, Facebook, Instagram, etc. if you want a bit more of a professional look. 

Curious to hear your guys' thoughts.

Great visual data. There are always tired landlords selling in our market, but those properties will certainly need some love. 

Stagnation does seem eminent for the foreseeable future, but people hanging on the sidelines right now stacking cash will want to pounce more than ever if their interest rate starts with a 5. 

Interesting to see how it'll all play out.

You can also add their contact in your phone with their address so if/when they call back you can be prepared. 

Tedious, yes, but if it's a more targeted list certainly worth it.

I'd definitely recommend house hacking in Las Vegas. Great market.

I grew up in CA and have house hacked two homes after moving to Reno, NV. 

I absolutely love this market and don't think people consider it often enough.

Lots of pockets if you know where to look. Close proximity to CA is helpful for many reasons, but no state income tax, low property tax, landlord friendly, strong growth/job market, etc. 

I'm of course bias, and you will get bias responses from investors here because that's what they know and have had success with which makes a ton of sense. 

There is no perfect market at the end of the day. If you're looking for a home run to begin investing, you may never start. 

The best time to plant a tree was 20 years ago. 

With that being said, the more you learn and you understand, start with a strategy you understand the best.
