First time Investor: Best City/ Market for First Investment Property

Hi everyone, I'm looking to buy my first property. I have been researching some areas in charlotte NC, Raleigh NC, and Austin Texas. I'm looking for a positive cash flow investment for long-term rentals with a good amount of appreciation. Being a rookie It is getting difficult to understand where I should invest as my first investment. I'd love to know the view of experienced people from the industry about which market I should focus on.

I'm from Seattle. I'm planning to move to Las Vegas (for work) soon. I did not think of investing in Seattle because of the high property prices. I'm very nervous and overwhelmed with the whole researching and moving forward, any suggestions/advice is very appreciated. thank you!!!
