gotcha, good to know!

I just went to Home Depot and bought this kit for $60.  I've watched several YouTube channels on how to do it, and seems very straightforward.

Oh yea, there are quite a few out there. I did it myself on my other property with Tub n Tile and it turned out nicely, but wanted to see the difference with a professional.

Btw, make sure to wear a mask!!! Stuff smells extremely strong.

thanks for sharing!  I am going to be re-doing my tub here shortly, but appreciate the feedback.  Do you mind me asking what type of reglazing kit the contractor used and how much you paid?

Nice! I hope it goes well for you. Not sure what kit they used (told me it was a few coats of spray for what it's worth) but it cost me only $580 for the tile alone :)

@Jake Andronico I like dont love the reglazing. Reglazing tile surrounds is better than reglazing the tub. The tub/shower surrounds don't take the same abuse that tubs do and generally lasts 4-6 years in my experience. But when they do scratch they look horrible.

Got it. That's inline with what they said as well. The tub was in much better shape.

Thank you for the response! Hopefully no scratches soon :)

I have 2 SFR's that I rent to students in Reno, NV.

They are older 1970's homes, and it would be very costly to fully redo the bathrooms.

So, I opted for a reglazing of the shower tile for now.

The individual that did it said they typically last 2-10 years (super wide estimated range) depending on the chemicals that come in contact with the reglazed surface and a few other factors.

Curious to hear if anyone else has done this, and if so, what their experience was.

Before/after pic below. Thanks!!

Daniella,

At 20 years old, that's extremely impressive. Congratulations!!

I agree with the folks here suggesting House Hacking. Such a powerful strategy when starting out.

I was able to get to $1mil in assets by 24 house hacking just 2 Single Family Homes.

But it may be best to not rush into anything, and go to local meetups to meet people who are already in the position you want to be, and simply ask.

You'll hear different experiences, but it's good to get a feel of what sounds worse and what sounds better to you.

Everyone is different in their wants.

If you're able to have a similar business and learn how to scale that, that could also make a lot of sense.

Real estate will always be here as one of the safest assets to leverage, grow, and protect your money.

@Jake Andronico - Are you a real estate agent in Nevada?  I looked up your name in the NV Real Estate Division, and no records were found.

@Nathan Gesner

Bill, I'm currently waiting on my license from the NRED! Have passed both tests and am very excited to get started.

I've been a landlord for years but I am still learning the ins and outs of agency.

Just updated my profile to "Rental Property Investor" for the time being. Didn't mean to be misleading!

Hope to meet you in Reno at some point :) I hope your business is going well.

Haha, love it, made me laugh. Thank you all for the advice. I got it sorted out, and definitely do not want to spam!

Looking to provide value from what I've learned from investing in the area for years :)

Appreciate the advice and responses from everyone. Thanks again!

Quote from @Dave Foster:

@Jake Andronico, this is the holy grail of investing.  You do indeed get both provisions.  The mechanics are that you do a 1031 exchange on the sale because it is an investment property and qualifies for a 1031 exchange.  As part of the 1031 you take $250K or $500K of boot.  This would normally be taxable.  But since you have lived in it for 2 out of the 5 prior to the sale  you get to use your primary residence exemption.  Some tax free. Some tax deferred.  A crazy powerful strategy.

Wow, incredible. Thank you all for the helpful responses!
