Congratulations! How are you going to handle the detached garage? Extra rent each month?

Nice job @Ryan Corcoran, glad to see this one come together.

@Douglas Snook Could cash for keys be considered an attempt at eviction?

Hi BP,

How would you handle purchasing a fully occupied multi family with an FHA loan during COVID? The FHA loan requires the owner to occupy one of the units for the first year of ownership. However, it's extremely difficult to remove a tenant due to COVID, and your options are reduced down to cash for keys and persuasion (unless there's criminal activity). What advice would you offer up in this situation?

Hi all,

I'm looking to buy a multi fam with an FHA loan and ran into something I hadn't seen before in the basement of this house built in the early 1900s. It looks like the steel structural members were rusting and replaced with these tall jacks. This looks like a temporary fixture...what is everyones take on this?

I realize this isn't a replacement for an official inspection, however I'd like to leverage the experience of my BP colleagues on this, thanks.

@Nicole Nieves

Thanks for the reply Nicole. Do you know what range of rents you're seeing for 2bed/1bath and 1/1 in Clinton?
