Hi Jason Lopez! This is a loaded question and there are so many factors to consider when getting started. Hi Austin Fowler! Instead of selling, have you considered getting a HELOC on your primary home? That could possibly be another choice, not sure what the rates are going right now, but essential you would have a line of credit for 10 yrs and still able to keep your home. Another route, is getting a Refi, but with rates where they're at I would go against that. Hope the little info helps.

Hey Zachary Palmer! I would definitely check out Kiavi, I've used them before and they were easy to use. They also, pay 100% of the rehab portion in which you would get draws from when the work gets complete. If you have any further questions, please feel free to reach out.

Hi Justin Brin! Great, question. It all depends if you have a lease in place that outlines it on the lease agreement. Here in Texas, I charge $50 after the 3rd day and $10 a day there after. You want to annotate your late fees upfront and highlighted it on the L.A., the expectations should to be brought forth before they move in so that there is no misunderstanding.

Hey Néstor Orlando Pimentel Solorio! Have you thought about getting a hard money loan which can fund your whole deal to include the rehab? Though, you would need to put down 10% in which their fees can be a little high along with a 10-12% interest only rate. But the great thing is they will provide 100% funding for your rehab in draws though too. Its an option for you. I would check out Kiavi, I've used them in the past and haven't had any trouble. Hope it helps.
