@Tammy Wheatley you always want to vet your tenant whether short-term or long-term. I house hack my primary home in which I do a thoroughly credit check, background check and interviewing process. I would lay out the rules and implement that in the lease agreement in which I do for my month to month tenants. For MTR, its anything over 30 days, but less than 12 months. Also, I would give the tenant his/her sets of keys for the room and entrance door. I would switch out the door handle from the closet to store sensitive documents or belongings . Overall, you can get a general sense from someone's character when you meet them in person or thru zoom. Hope that helps!

@Andy Oshodi are looking to go into a SFH or MFH while doing the MTR? What platforms are you currently looking at to post the MTR? What's actually drawing you to MTR, is the cashflow? So many questions to unpacked, but if this is the asset class you want to get into I would go all in.

Your receiving income, but I'm not sure how much you can write off or if you can. I'm in the same boat, so I'll find out soon when I submit my taxes this year.

@Cristian Estremera I would start by consuming alot of Podcast, i.e. BP, RE Rookie, The Weekly Juice, etc. There are so many asset classes out there and your going to get shiny object syndrome. Pick your top 3 that you may be interested in. From there I would go into it even deeper to see if its something you would be interested in pursuing. Once your find something that you really really like, I would go 110% into it all the way.

@Nicholas Betancourt you just have to do some digging and get connected. Join your local REI groups. But sounds like your looking for a turnkey property relatively soon. I wouldn't expect it to cash flow anytime soon, give it 2-3 years before you see any returns.

Hi @Michael Moreno! I would definitely talk to a CPA, but I believe you'll already maxing out your home since you're using it as your homestead and writing off the mortgage interest.
