Hello fellow realtors! My name is Jacob Wathen and I am a real estate agent in Portland, OR. I am working on building out a map for real estate agents that are excited to work with investors. I have clients that are actively seeking out of state investments and I want to be prepared to provide a quick and well informed answer. My goal is to establish a working map with many major cities in each state filled out with an agent that wants to work with investors (or residential clients). 

If you are interested please connect with me with an explanation of the nature of your business, the cities you are active in, and whether you work exclusively with investors. Also, please let me know if you are willing to work with new investors or if you are at the stage where you are only taking on big hitters. I am excited and eager to pass referrals back and forth and anything I find on bigger pockets that is in your city I will quickly tag you (which does not constitute a referral). If I do not get many responses I will reach out to people individually as I go throughout the map.

@Bob Romano, Most real estate contracts protect the buyer and their earnest money. Unless you are planning on getting out of the deal without reason it would make sense to put an EMD in to sweeten the deal. At the same time since there is essentially no interest in the subject property it is up to you and your realtor to determine a number that you are comfortable with. 5% still looks better than nothing. I agree with @Kyle J. though. If it is closing in 10 days anyways it shouldn't matter too much. Especially if you really want the property.

Many FSBOs don’t want to pay the buyers agents fees. So they will attempt to make a more attractive offer for unrepresented buyers. I suggest you pay your agents commission and have your agent negotiate a better price. Most FSBOs do not sell their homes quickly because they do not want to pay the commission to buyers agents. So you do have power in the fact that she likely won’t get multiple offers.

We are glad you're here @Alejandro Duque! I am glad that you understand the importance of sifting through brokers to find ones that actually know the investing side of the industry. I am working on building out a network of investor friendly agents in the U.S. but unfortunately I do not have any in Miami at the moment. I will definitely be following this feed and hopefully you do get a couple referrals!

Congrats and welcome to the site @Jake Roland!! That is great that you come from a family of real estate investors! Having family/friends that encourage you in this process is very important! My parents on the other hand do not understand investing whatsoever. Every conversation I have with them regarding finances is very difficult because they do not see the long term benefits like I do. I am a licensed real estate agent in Portland, OR and my parents don't understand the appeal of this career. I love it though!

Hello David! I am a realtor up in Portland, OR and I definitely agree with @Rob Drum. Take the fairly simple yet tedious work off of your colleague's plate and he will keep you around for as long as it is a mutually beneficial relationship. You can gradually assume more responsibilities but that is definitely the best place to start. If there is anything that you are good at when it comes to the renovation process that would also be a good value proposition. If you can help with demo, debris removal, painting, or anything that you feel comfortable with I think that would be a good use of your time. I enjoy learning how to do everything myself so getting hands on is a great idea!
