I used a special sound deadening underlay with my up and down duplex. It is not the silver bullet you might be looking for but it did help measurably. I think it cost about $0.25 more per square foot than just the regular underlay material.

Hi Armando, I am certainly no expert and thus in no position to be a mentor but I do have at least one BRRRR deal under my belt. Hit me up if you want to chat or strategize.

You can try an independent insurance broker that has access to many different insurance companies. I use Lloyd Purdy & Co./Arnold Bruce & Doerfler.

I got bids from all three major players; Terra Firma, Western Construction and Ram Jack for a possible foundation issue. All three had their own way of fixing the issue and all three were north of 15K with the highest being about 22k. My GC took a closer look at what was going on and found the real issue was rotted sill plates and then replaced them for 2k.

I am not saying these foundation companies don't know what they are doing but not one of them actually went into the crawlspace to look at what was really going on. I agree with @Trevor Emmett, get an engineer to diagnose the issue before reaching to a foundation specialist.

I also agree with not messing around with getting the repairs done right especially considering your location in the West Hills. I have seen some jobs go south in the hills on foundation repairs and some ended up in court with six figure sums to fight over.

@Zach Davis Excellent answer. 5- Plex, not a great location, the market must be very limited for buyers that want all the cons of a plex and all the complexity of commercial.

You might try KeyBank. Also, PenFed is great I am have been a member since college when I worked at their call center in Eugene.

I have good experiences with Landsby Electric. He isn't cheap but he isn't expensive, he also likes the older cleanup work. PM me if you need his contact info.

I need to dispute an appraisal for which the appraiser pulled rents from MLS from as far back as two years. He said he is willing to adjust if I can find Actual rents that are more in line with the current market. Does anybody have a lead on where I can find this data beyond door knocking?
