I am trying to network with as many people possible in the Louisville Kentucky area there is a lot of potential in this city and would like to invest with cash buyers realtors and other wholesalers ! I got my first contract signed about a week ago and am learning a lot of on the job training lol. If anyone is interested in networking let me know and we can meet up sometime grab a coffee or anything !

@Derek Pero you can find them from Jefferson deeds but it’s gonna take awhile to pull the list you can submit a open records request on the internet for code violations and fire damaged properties
Okay so I got a appointment for next week when the seller agrees to the deal that you have do you all sit down and explain the contract to the seller or tell them to read the contract and then sign it with you there ? What’s the best strategy for this

you've got to be able to sell the house for more then what the mortgage is owed for example if you put a house under contract for 200k and the mortgage has to be under 200k for you to make any money mortgage can't be more then what the house is worth
Okay so I have to questions on finding leads on my counties website.
1) I found the probate list which is under will deeds but I see that most if these on here have already been sold or are on the market on Zillow to be sold so is there somewhere else I could go to find these leads because they update the website ever day but I don't know if they put the ones that are all under contract already or what
2) when. Looking on my website I have to select deed then forclosure because there is not a pre forclosure option but it does not tell me when the house goes into forclosure or if it's already in that stage
So the only leads I have are tax delinquent which are put out in the newspaper once a month driving for dollars and currently looking into a app called vacant house data feed so I'M MISSING OUT ON CHANCES TO GET GREAT DEALS BECAUSE OF LACK OF KNOWLEDGE FROM MY CITY LISTS if anyone from louisville Kentucky is in this group either link up with me so we can talk business plans !!
