I’ve got a property under contract, it’s a preforeclosure and I’m trying to wholesale it. This will be my first wholesale deal.

The owner lives out of state and his daughter is living in the property (I’m assuming rent free). The owner has put me in contact with his daughter to walkthrough and show it to buyers. I’ve done my walkthrough and had an inspector go to the property as well.

Now it seems that she is playing games with me and not responding to my messages until it’s past the time I asked to bring a buyer. I might add, I have about 6 interested buyers who want to “put in an offer”- so it will be a few showings, or at least until one of the buyers takes it.

In addition, the debt is going up every day due to daily interest- so the longer the tenant is in the property, the more it’s going to cost my buyer. She has showed no signs of getting ready to move out even though I’ve told her she’s got 10-14 days to vacate.

How would you deal with this situation?

@Nicholas Brady I’m 23 as well. I left college after 3 semesters in order to start my own business and abandon the “college mentaily”. It’s been 3 years now and I can’t even tell you how far ahead it’s put me.

Started making $ while living at home still, stockpiled cash for 2 years, now have plenty of $ to invest, starting a wholesaling business, etc. these people are still in college or just getting out and moving into their industry’s entry level jobs making 50k/yr with tons of debt.

Entreprenuership isnt for everyone, but if you have that kind of mindset and drive- a college degree is absolutely pointless.

I’m going to switch my skip tracing from Whitepages. To say the least, it’s been pretty bad.

I'm looking for reccomendations on skip tracing sites that you have used and how they compare to others. For example: REI Skip, Skip Genie, TLO, Leap Sherpa, etc.

I currently run about 1000 records per month, but looking to increase that with a good tracer and better systems in place (RVM, Podio, Mojo).

I do understand that TLO, LexisNexis, Sherpa are expensive and you have to be approved- is it worth it? How is the quality of data vs something like REI Skip or Genie?

@Eduardo Lopez how did this end up for you? I’m about to try and negotitate with a lender on a wholesale deal where they are charging daily interest.

@Nettles Mason how does this work? You're sending a robo prompt to the lists that plays as they pick the call up live? If they don't answer does it leave a voicemail?

Interesting and seems like it could be a really solid concept for states that allow it.

Hello BP!

Hopefully someone can help me here. I have been using Whitepages for my skip tracing (I have the list of name, need to find the owner’s info). It seems like 80% of the phone numbers are invalid or wrong person, and I’ve had better luck getting in contact with people via social media.

Does anyone have a really solid service that is ACCURATE at delivering the owner’s info.
