@Oleg Enik this is one option, or learn a bunch and partner with someone who has cash- they bring the money and you bring the deal.

@Cosmin Iuga take your time and educate yourself before buying any real estate #1.

Are you looking to invest passively?ie. the less time involved the better= usually lower returns)

In that case you may be best off going with syndication or funding a deal with a partner who does the work. (Disclaimer: partnerships are like marriage, so make sure you want to marry the person lol)

Or would you rather spend some time to maximize your 100k? In that case I’d work on reaching out to sellers directly to find the best deals, which requires education. (This is what I do personally and its the best decision I’ve ever made)

Or something in the middle, which would be buying properties with a realtor or wholesaler and managing the rehabs, hiring property manager, etc

@Brendan Lawrence I couldn’t agree more. I’m getting whooped right now trying to set up a system that has some level of automation for marketing and keeping track of leads.

Seems like Podio is going to be the best bet starting out and just integrate it with a dialer, RVM, and texting platform. How do you have your setup automated?

@Brendan Lawrence interesting. So does the PPC feed into a Carrot website? Or something you’ve done yourself. Also are you saying that you use calling and texting for follow up on those leads?

I’ve heard a lot of good things about PPC but feel like it’d be really expensive in my market.

What are your conversion rates on marketing dollars?

I’m just getting started here in FL and going to spend some $ marketing.

If anyone is willing, I’m looking for a general range of dollars per lead and dollars per deal for the following strategies:

Direct mail

Cold calling

PPC

Texting

RVM

Radio

Hoping to get some good feedback here as I know there are many others looking to get started spending marketing dollars but don’t want to just blow money.

@Nathan Shankles I'd honestly suggest looking into better cashflow markets. $800/m from 500k in assets is very low. If you're looking for cashflow, check out some cities in the South or Mid-West. It's not uncommon to find SFH with 10% ROI.
