If a tenant damage to the property exceed the security deposit can you bill/sue them?

Hey guys my tenants moved out this morning And left a bunch of stuff. They also did some damage on the house. Is there a way to keep the stuff they left I’m assuming I have to give them a notice.

Hello, I recently purchased a house that is being used a rental, the lease is up in July. My father is selling our current home and I am wondering if you guys know a way to make them leave so I can move in. I am located in Oklahoma. Thank you very much

Hey guys and girls, My grandpa and I recently bought our first rental with Basically with cash ( he carried a small note something like 20k). We create an LLC to run the rental and control the finances and such, the LLC collects 1300/ month in rent and then pays my grandpa 1100 back to pay him back for the investment. (This also covers taxes and insurance on the property). I over arcing question is is the 1100/month payment to my grandpa taxable income to him?
