Hi all,

What are your favorite BP podcasts regarding each of these topics? I would love to hear the podcasts that have stuck with you the most that you go back to whenever you need help/motivation in that category. I have a dream that the BP community can recommend their favorite podcasts so that new or current listeners can find a podcast about a topic they want to learn instead of scrolling through all the episodes. Feel free to add more categories as well!

Hi Tim,

I’m a local realtor in Madison. That’s awesome that you have plans to begin your investing right out of school. I wish I had discovered house hacking at your age!

Depending on your budget and also your age, I would say a good area for you to consider investing may be near universities. There is Campus which will be higher priced properties or near MATC which would be more affordable. You would need at least a 3 bedroom in order for anything to make sense with a 3.5% down payment since rooms typically rent for $400-$600.

I believe that Sun Prairie may also work and could be have a good rental market for families once you move out of the house hack and want to rent the entire unit out to a family as opposed to renting out each individual room. The reason why I say near universities because you’ll have a consistent rental market, but it all depends on what you want to do.

Hi all!

I've got a buddy of mine in Atlanta who wants to buy his first home. He's possibly got enough to buy multiple properties, but wants to do his homework to review his options. Do any of you have any referrals to investor friendly agents in ATL who know the market/market rents/prime locations and help him out?

I am also doing the same thing as you. I just finished my course and received my certificate. Just currently waiting to take my exam in May. I would suggest that you start reaching out to real estate firms and letting them know what you are trying to do. The firm I will be working with always has a short training program for new agents, and they are allowing me to start this training while I wait for my exam date. Also, just talking to different firms and seeing which ones are the best fit for you will give you a good amount of insight as to what to expect when you first enter into the industry.

That’s actually such an awesome idea about the recipes. I’m actually a head chef in my city and we just won best restaurant this past year. So I can totally tie that all up and generate some interest that way. Everything else was great. Thank you!

Hi BP realtors!

I am drawing up marketing ideas so that when I can take my real estate licensing exam(and pass) in May, I can hit the ground running. My question is...

What information do you put on your newsletters that you send to your leads? I know the basic information is similar homes sold in similar neighborhoods/what your home may be worth, etc. But are there any other unique pieces of attention grabbing information that you creative agents have added as well? I was thinking to put in some market related info that people may find interesting such as rent, income, population growth and new businesses opening up. What do you think?

I recommend reading the BP book on house hacking since any property you buy under a 20% downpayment will have to be owner occupied. This is unless you are able to raise private money for a 20% down payment. The other option would be to find a partner who would supply the downpayment and you provide value/services in another way. Such as managing a BRRRR or flip, and returning the money plus interest.

100% everything that @Shiloh Lundahl said. IMO, I believe if you answer those questions and can say that you are able to invest during these time then go for it. However, I do think it's best to wait several more months since housing prices haven't changed drastically yet(at least in my area). And everyone knows that the only change that will happen, when it happens, is down. Which would be ideal for a prepared investor with the available funds/knowledge/resources to weather the market.
