 @Stanley Kong I just received 1 month notice in my duplex yesterday and I believe I will list for 1200, I try to Keep things clean and performing well and it will be at the top of the range with a monitored security system and dishwasher. Although if you had a great rehab on that previous example in August you might push 1300. Don't count on it though. As for my other rents, the tenants have been with me for some time so it won't reflect current rates.

My thoughts on LNG suggest it will ensure prices won't fall while its in the construction phase. I could get more detailed about certain things, but that's the most important factor.

As for myself, I just take care of my own properties at this time. I've never advertised and with 2 small kids and a full time job, I'm ok with that. I spend time getting to know my tenants and it has become a great experience.

@Stanley Kong It is better than McIntire for sure, that's a sketchy area and if that's what it gets for rent, it looks promising, but that sounds high.

I'm curious to know if that's what it's getting in rent?

As I've never used a manager before, I'm just curious to know who you would use?

hey @Stanley Kong, I have all my properties in the heritage area where I can be there in a matter of minutes by foot and know the areas intimately. I know the VLA looks like everything is on sale, and I'm sure a property or two might actually be able to attract a reasonable tenant, but be careful and do your research first.

As far as Prince George in general goes I've had good stable growth since day one. it has a great university, major hospital with a cancer centre and is a hub for a large area, along with other industries I believe that makes Prince George a stable place to invest. I could tell you more if you like.

hi @Jike Z. I'm in Prince George B.C. and have been doing buy and hold. I started out renting my basement suite and have since bought a duplex and single family home. I was able to get myself in by finding a specific goal for my first property and pulled the trigger when it came along. Much has changed since then and there's much I could and probably should have done differently. What I can tell you for certain is my first deal was like jumping into the water. You can never really know how to swim until you've done it.

I would like to know @Paul MacInnis, do you invest near or far from home? And in those deals, do you always have a hired hand manage the properties or is it a part of an agreement that you or the partner would do it?

honestly, I've never even thought of buying in the U.S. At this point in my real estate career, I have too much to learn right here at home before I think about a different city or country for that matter. If havimg a visa makes the difference, I personally would have gone for that, but maybe it's not an option for him and needs to happen sooner.

@Thomas Franklin thanks for giving me some insight into your business, I will have to research what these agreements can look like so if I'm to present a deal to someone I can understand how a WIN-WIN agreement might look for the strengths, weaknesses and financial goals we would bring to it.

@Brian Hosier thanks for the welcome, I'm going to stick with my area to start with and gain from experience. My wife and I already have a couple properties we've come up with on our own, and there's a lot I feel I need to know before I try this somewhere else. I'm also terrified of doing any deals in the U.S. at this time as I don't know enough about the tax system. I stumbled on to BP by finding the podcast and have been digging in ever since.
