Ok.  I have information on a 5 plex in N. Vernon, In.  I asked for some financial information and the numbers look ok.  I was thinking of going to check out the place after the holidays, but I just wonder what type of area that is.  Anyone familiar with the area around Washington st.?

I have driven through there, but I looked for a crime map and didn't see much around that area.

Thanks for the input.  I know that there are some areas that aren't too nice and was wondering.

I appreciate the heads up.

Is anyone familiar with the area of Broadway and 15th street in Louisville, Ky.

Wondering what type of neighborhood that is. Got information on a MFR in that area.

I didn't think it sucked. It inspired me to take action. But then again I don't have a lifetime of owning businesses - I certainly wish that I did.

I haven't heard or read anything that sounding that he advocated insider trading.  He mentioned that it is better to be legal, because it is easier to make money out of jail rather than in jail

Where did you read that?  I would like to see that.

I have been reading the RichDad books for a long time. I finally decided to take some action because everything that I have read by Robert has made perfect sense.

One thing that I have gained from the books and audios is a change in perspective of money.I realize that I have lived my life under the belief that I should save for my retirement and have a good job.That philosophy hasn’t really worked out for me, so the material by Kiyosaki has helped me understand the concept of cash flow.

As a result of reading that material, I have taken some money out of my 401K and used that for a down payment on a rental property and to form an LLC.I ended up trading a 3% or so return on my 401K into a 21% return on my investment in the rental.I think this is the way to go for me to move from "saving" to investing for higher returns.So far, in a short time, I have gained about 35% passive income.

When the tax return comes in in March or so, I will determine what kind of tax savings I will gain from the business.Needless to say I have had good results from my change in perspective of money!

Others may have a different opinion, but it is working for me so far.I am hoping to get more assets real soon!

Why not send a letter of intent to purchase subject to inspection and acceptable financing. Or an offer with the clauses?

I have learned through the RichDad group to always look for cash flow. It's just a gamble hoping that property will appreciate. Just my $.02.
