Potential buy on a duplex nearby
Hey guys, so i ran across this deal on Zillow and am wondering what course of action some of you would best advise. I have already contacted the seller and have enough for at least a 25% downpayment. My dad will have to cosign for me though for financing. Both sides are already being rented out but i think it's a great opportunity since I am a new investor. Ive done a little bit of research but I haven't checked the property out for myself yet. Im supposed to go look at it Friday. I posted a link here. Property is listed at 69,999 without all the additional costs.

Why not send a letter of intent to purchase subject to inspection and acceptable financing. Or an offer with the clauses?
