Ok, this may be a dumb question but - My home is three years old. I would like to 'borrow the appreciation' as in Kiyosaki's book Real Estate Advantages.  This is an equity loan....  right?

I know - It may explain it further, but I am listening to the audio, and got to this point and decoded to ask . . .    :-)

Well.

this is good information.  I have been on the fence regarding using 401k, not sure about loan vs. withdrawal (No penalty due to age).  There are benefits to each, but I can access more money by withdrawing...  I am still trying to determine which way I need to go to access the money in that fund, but after reading these posts I am more comfortable making it happen.

Thanks for the input.

In looking at that, the water heater is fairly new, and the appliances are not too old.  Someone has started updating, and decided to let it go as-is. I thought of just doing away with the furnace and installing a Heat/Air unit.

Not sure about the place though.  Nice exercise anyway.  I wish I got more than 5 uses of the analysis tool.  Guess I need to upgrade when I cash in on the one I'm about to rent.  :-)

Honestly, I didn't know what to put in the CAPEX - I think it filled in a default value.... HaHa.

This house has been on the market for a while, and I noticed a $10k drop in price.

I tried the BP analysis tool for the first time today and this seems like a good deal.  Hope I didn't miss anything....  made an appt. to look at the home today.  Here is a screen capture of this deal.

CoC of 18%. I think I'll try to get the reno. rolled into the loan. The investor version of a 203(k). This place needs a roof and central air, but I'll know more after looking at it. Seems like it would cash flow well, and the comps seem to be twice as much.
