Hi Everyone,

I own 8 units in Cleveland and recently my property management company has been choosing vendors that charge extremely high prices for any fix.  Any good recommendations for cheap handyman/GC?

Hey Zach,

Where is this home located?  How did you only have to put 10% down with a conventional 30 year loan on an investment property?  I'm very interested in purchasing something similar to this in the Bentonville area if you know of similar properties.

Some property managers have experience about renovations. So they can work hand in hand with contractors and guide them not to have maintenance problems when they start to manage the property. So if you have project manager skills we can sign a contract as a property manager and I can start pay for your service even before renting the property. I need a property manager who can also help me through the renovation. Take photos/videos and provide information how everything goes. Basically keep me in the loop. As soon as renovation starts your contract will start with it and you will be paid.

Unfortunately the only replies these Cleveland Property Manager recommendation posts ever get are shills. I'll save everyone a whole bunch of time and give you the first 3 responses right now.

1. Bob is gonna tell you he can refer a property manager to you, when in reality Bob owns a Cleveland property management company...

2. The Columbus kids will tell you to message them because they have a list of property managers in Cleveland...

3. This one dude who did like 8 years in jail for mortgage fraud will tell you to use his property manager in Cleveland who manages 100+ units for him...


 this is hilarious and so accurate.

I would say look in the area you want to live!  The most important part is finding a good deal.  Connect with investment focused realtors there and start crunching numbers on tons of properties.  

You also don't have to house hack necessarily.  I just purchased 3 rental properties in Cleveland with about $110k cash leveraged that will provide about $3k/mo cash flow.  

Currently renting with a place with my wife in San Diego California because this is where we wanted to live for a year.

I recently purchased 3 multifamily properties (8 units total) and am in search of property management company recommendations.  My properties are in C class neighborhoods.

but main thing.

1. HVAC

2. Roof

5. sewer line to the street  get a sewer scope for sure.

6. make sure water is draining away from foundation.

most of the rest of the stuff on a home inpsection on these older homes from what I see is just on going maintenance items that are taken care of at tenant turn over.
