 Thanks Benjamin! Yep, we're in contract on 2 so far.  I've only invested in Oregon + California, but have been learning tons about Cleveland.

 Hi Jack, terrible idea, why would you want the headache? Do not to it. You do not have a team, I know you trying to build one. Well, it will cost you a ton of money in loses, and aggravation I am not speculating, PM fees are meaningless. Who's doing your repairs? You just going to hire some guy from google , just kiss your money goodby. Who's screening and meeting the tenants? Happy to recommend, I am contacted weekly by investors who " go it alone" as they read books and think they know it all :) and get crushed, ripped off from contactors, tenants not paying, and more. I know investors from overseas, one spent 750k, YES 750k cash, he was told turnkey, well as is there worth maybe 300k.  A woman from CA contacted me just yesterday, she was told she bought a turnkey property. Well, my guys walked it, 20k in work, I referred her to a GC.  for god's sake there was not even a furnace or any ducked work, and NO closets in the BRS, plumbing a mess and more, Terrible.  She is starting in the morning.  I live in the beach in Fl and have done about 500 deals out there. It took me years to get my team. Also how do you know you got a good deal and are where you be, you dont :) ? There is no inventory in Cleveland, for MF for a great deal. I have 2.5 mill, YES mill, looking for MF there are none and I have a huge network. there. So curious where you bought and for what price 

BTW I see you I am direct, ( on ALL my posts) I tell people what they need to hear vs want.

Single-family residence fix & flip investment.

Purchase price: $545,000
Cash invested: $40,000
Sale price: $770,000

Purchased 7 bedroom home, lived in it for 3 years with roommates and renovated it extensively. Did 90% of the work myself.
