I am a young investor starting out in real estate located in Meadow Lands, PA. I am looking to invest in the three following markets, Canonsburg, Houston, and Washington. I am within 5 minutes of all three towns and am familiar with these areas. Are there any investors on here that a currently invested in these markets? If so I would love to connect and build a relationship with you. I have time and hustle and could be an asset to any investor if I had the chance. I'm super motivated and want to surround myself with individuals doing what I'm truly passionate about.

Jerryll, I really thought about you post. Initially, I was offended, discouraged, and didn’t want to listen to what you had to say because it had gone against everything I had been learning up to this point.

I gathered a list of current landlords in my area and plan on mailing them tomorrow. What is the best way for me to reach out to investors in my area? How/should I leverage my age and ambition being a motivated 20 year old diving into real estate investing? Should the letter be hand written, on a postcard, etc?

This property would be my first deal. It is a fourplex with a SFH on the same property, on market (98 days), where tenants pay all utilities. There is room to increase rents as well. The property is located in an older town, in a lower income area. The agent told me the town is in high demand for rent because not many people in the town are able to be preapproved for a home. The property is in a trust with out of state owners that are highly motivated to sell, which leads me to believe I can get at a discount.  I want to hear advice from the BP community as a question if this is too good to be true.
