Am I starting real estate in the most competitive market possible? To give a back story, I discovered real estate at about this time last year and have been obsessed ever since. I finally have the funds available to purchase a duplex in my market. I have a rockstar agent in my market who is investor friendly and automatically sends me listing that meet my Crystal Clear Criteria (shoutout multifamily millionaire). Anyways last night I got a notification of a new listing. This was a duplex, in my market, in my price range. I called my agent within 5 minutes of the listing and she had gotten a hold of the listing agent who is her friend, right after we talked. Then she called me back within 5 minutes to notify me the property had already sold at full asking price. Not to mention this isn’t the first time this has happened either. A few weeks prior I had a similar experience with a triplex that sold the same day it was listed.

Here’s where I need the BP communities help. How can I manage to get my first deal in this competitive market? Would it be a good idea to start sending direct mail to multifamily owners in my market asking them if they have any headache properties they are looking to get rid of? My goal is to have my first deal by the end of 2021 and I’m beginning to get frustrated. What are my options moving forward pursuing possible off-market deals?

Just watched a video explaining how Zillow is selling between 60-70% of homes they bought in markets like Phoenix, Dallas, Houston, and Atlanta for a loss. Does this mean Zillow is preparing for a crash and cutting their losses when they can, or was I just fooled by a YouTube video?

Hey BP fam, I have a few questions in regards to private money lending. Tonight I am meeting w a wealthy family member who has already expressed interest in lending money to me for my first deal. I want to know I can be most prepared for the meeting. I have a business binder prepared explaining the BRRRR strategy that I will be using and a BP calculation printout for my first potential deal.

Reading multi family millionaire and identified my crystal clear criteria (CCC). I want to BRRR multifamily in Canonsburg / Meadow Lands area. There is a triplex on auction next month that meets my CCC. What is my next move?

I finally got my parents on deck to support my real estate journey rather then the traditional college route. I am ready to leave the educational phase, even though it is really comfortable, and want to put my first deal together. I have a few advantages starting out then most. My dad works mostly in new construction homes and has been a carpenter his whole life. I also have a family member private money lender who wants to invest in me. I am asking the BP community, how would you start if you were in my position? What ways would I be able to best use my fathers skillset and private money in line for my first deal?

FYI I'm located just south of Pittsburgh in a small town called Canonsburg if any local investors would like to connect!

Hello BP family! Recently I've been in search of my first deal and think I found the duplex in my area, pittsburgh, where the numbers make sense. I ran the numbers using the BP rental calculator and this property could be cash flowing between $700 and $900 with a 13% CoC ROI.

There’s one problem....

I am a 19 year old that would not be able to get pre-approved or come up with a $30,000 down payment. I have a family friend partner that is very supportive and said he wants to help out with my first deal. I am looking for advice how to pursue this deal with a partner.

How do I pitch the deal to him? (I have the pdf saved from the calculator)

How does co-signing work?

What is an idea of how much percent he would get from the deal?

How do I compensate my partner, would he get a split of the monthly cash flow?

I hear Brandon say all the time to just “get on base” and get started however you can. I’m not really concerned with how much profit I will be making it’s more of just getting acquiring my first asset to leverage moving forward. Thanks in advance!
