Containers, but I don't think they are strong enough. So, maybe i should buy some new ones.

The thing is that I lost money with a backed up toilet (cleaning, sanitizing and trying to find the problem) because his girlfriend was flushing things she was not supposed to. So, I don't feel like spending anymore money on him.

I should make him pay for that. It happened a few times but last time I could prove it that it was because of him and besides, he admitted it was coming from his girlfriend.

Anyway, it's a mess and I don't have the strength to deal with these people.

I did give him some advise, I didn't ignore him. I called Animal Control and they told me that they can set up traps but it doesn't guarantee that would solve the problem. I don't want to do this because it is very expensive and unlikely to solve it.

Another option would be for them not to throw in the trash any food, just freeze their food leftovers and throw them the day the trash it's being picked up. It seems pretty reasonable to me. Aslong as there is food they will keep coming.

Anyway, I'm too soft and get easily intimidated by them. Unfortunately, it's a bad time to sell and I'm stuck.

I just hate it, I didn't know what I was getting into when I bought!!!

One of my tenants complained that wild animals (raccoons maybe) mess with his trash and that he tried everything and it didn't work. What should I do? Hire somebody to trap them?

It must be expensive and as long as they throw food in the trash the animals will keep coming. How do i tell them not to put in the trash the food?

Please help! He is late with his rent and he might be doing it because I don't do anything about the trash but I don't know what.

Hi,

This was actually the Q, if I'm allowed to put in the lease that I can drop off anytime for an inspection. I'm thinking it's most probably not OK...I usually give them notice.

The idea was to find out if they break the rules (lease agreement), surprising them, especially if you suspect something and you can't prove it otherwise.
