Hi,

How do you tell the tenants that you are not accepting them? Especially those with criminal record?

Are these screening services giving you any suggestions like: 'you should not accept this tenant or that it's ok to accept him"...

I am totally clueless, I've never done it and I want to do it as simple as possible and also be able to reject them if i have to.

I have a small building with 5 apts. I'm thinking about finding a property mgt. company. It seems like a good ideea to let them manage everything and just get the check. But the more I think about it the more I see potential problems. Anybody has good experience with a company and thinks it's a good iseea?

Thank you all for your answers!!!

I will meet with the person from the Census today (I will ask for a photo id). I will try to give him only the number of persons in the apts.

However I did some research and came accross "the United States Code, TITLE 13 > CHAPTER 7 > SUBCHAPTER II > §223. Refusal, by owners, proprietors, etc., to assist census employees".

It says that as a owner you have to give away their names...Any thoughts?

Hi,

I have an unsusual question, I don't know if anyone else has been in this position before.

Somebody from the Census contacted me and said that he needed information regarding the tenant that has been in one of my apartments. He said that the tenant didn't fill out the Census forms and that I have to do it. I told him I would not release information about any of my tenants. He said that he could prove that he is from the Census.

He keeps calling me and I don't know what to do. I told him that if it's not mandatory for me I wouldn't do it. He said that it was mandatory.

So I don't know what I should do...

They ask you your name and address when you set up your account besides the property's name. And I was wondering if they have access to this information too.

Is there a company that helps you check out a tenant using his driver's license, if you don't have the SSN?
