Thank you for the info @Richard D. and @Scott Nipp .  We are specifically looking for a 4/2, so those won't be of interest for us.  As far as timing goes, we are looking to close by the second week of July.

I have a family member needing to sell a HUD rental property in Anderson, IN. It's a 3/1 and tenant occupied. Long term tenant, Lease expires this summer and should be renewing.

HUD pays 100% of rent (~$600) as tenant recently lost job.

PM me if interested. No assignment contracts. Cash only and as is. Needs work, but recently passed HUD inspection.

I would guess that they don't have any properties to sell/assign.

@William Byers may be able to help you.

Several years ago, we had the same issue.  It was in the contract and it was the first time hiring a PM.  Didn't notice it until the tenant was late.  Fool me once, Shame on me ...  but a lesson learned.  Always, always read the entire contract.

I have a property in Anderson (46012) just northeast of Indianapolis that needs a bathroom remodel.  Looking to pull out the fiberglass tub/shower surround and replace that with a tiled shower and also remove the vinyl flooring and replace with ceramic tile. 

I'm in Florida and I'm having a difficult time finding reasonable prices and looking for a recommendation.  I've gutted and remodeled a few bathrooms in Jacksonville for just under $3k and I'm getting proposals up there for well over $5k for this much easier job (in my opinion). 

Anyways, any referrals would be helpful.  Thanks!

Nice catchy title and discussion.  To be devil's advocate, though, you said that you will be leasing a car, not buying it.  You're giving all your money to the dealership.  Wouldn't it be better to drive something less than new, save the money and buy a car outright?  Sure you could agree maintenance, warranty, etc, but I will gladly pay to fix a car that has absolutely no payments required.  Not sending  a check to the bank for my vehicles is a great feeling.  That money can go towards appreciating assets.

True financial freedom comes when you are not held back by car payments and other depreciating property debts.
