@Mike Snyder Your not intruding at all, any question or input you have will only benefit everyonr who reads the post, so the more information talked about the better is how i see it. Like you mentioned the 70% rule, ive read little about it, so could you explain exactly what it is if you do not mind? thanks

@Jill DeWit That sounds good but for my first deal I would not feel so comfortable a thousand miles away. Especially if somethung were to happen, I have no experiamce so trying to fix a problem may be difficult.

@Jill DeWit sorry for the confusion, i couldnt tell from your first post if maybe you helped out whokesalers or something. I understand now. You mentioned that you have military personel overseas accomplishing deals, how is that possible when it comes to closing?

Thanks for the response. Is it a company you work for that works for wholesalers? Or are you just describing what you did that was successful? I am also very interested in how someone would do this overseas?

@Ray Lai, Thank you for all the information you provided me, i was able to learn a lot I did not know. I do have a few questions for you though. 

1. I connected to the link about driving for dollars and it talked about finding local records. I then tried top find my county but im having trouble on the site. Is there usually a way to find a whole development or subdivision's list of owners? When you say get 200 names are you individually searching each home? I just feel there is an easy way and I am missing it. Would this be something like list source. 

2. You talked about trying a different marketing technique after about 4 weeks. What exactly do you mean by that. 

3. My final question is the one you told me to ask and that is, why mail the first time first class?

@Larry T. When you get leads do you use direct mail or cold calling? If you use direct mail how do you find out who to send the mail to? I know you want to narrow down your list to meet certain crieteria, but how do you actually find that criteria and the names of people who live in a neighborhood that is popular with cash buyers?

Thank you both, I have always seen or read about people using a crm so I figured it was something you needed. I like the pen and paper idea to start because I like writing things down.

hello bp, I am active military and currently deployed. I have been researching and listening to podcasts and trying to learn everything I can about wholesailing. Listening to one of the podcasts and reading some of the ultimate begginers guide, they both mentioned sticking to one subject and focusing on everything dealing with it. wholesailing is what caught my attention and is what I want to pursue. To my knowledge I have a good understanding on how the process works, but of course there is always more to learn amd you never learn until you execute. By the time i come home i want to be to the point were i can close my first deal in a month. Right now I am trying to figure out what crm is best and exactly how they work. That being said I would apreciate helping someone else out either by doing cash for driving, if thats how its worded, or finding houses that are for sale for someone. Doing these things I feel will in a way get me in the game and help me better understand what things are like. So with all of this being said, does anyone have any tips or things that have worked well for them that involve with marketing, direcr mailing, or anything up the point of getting under contract. I hope this is not to much but if you took the time to read it I thank you.
