@Wayne Brooks I'm going to be honest, I didnt know how it would work. My plan is more of a scenario, I'm trying to learn everything I can about a 1031 exchange. At first my thoughts were after a few months then I could start upgrading and be on a fast track to more profitable properties.

@Dave Foster Okay, I understand why you would need to hold it longer ahhs that should not be an issue. would also give us more time to gain income off the first property. Also, when You have properties with an exhange, and have tenants living in them. Do You earn the profit still monthly off of the monthly payments from the tenant? I mean by this, if the mortgage is 800 and you are charging 1200 for rent, do you keep the difference? Or no?

If I'm looking to buy and hold a property as a rental for a few months with my wife and then choose to do a 1031 exchange for either another property or multiple, is this a good plan? Also we own a house currently and live in it. If we plan on buying another house just to rent it out, will a bank even approve us on one income?

Thank you for this post, i saw that movie about a year ago and i loved that scene and wanted it. A friend of mine is the ond who told me about REI and i actually told him i wanna be in that f*** you position. I also love how you worded it about having the little things and not about the expensive fancy cars. That is exactly what i want to achieve for me and my family.
to add on to my post is list source a liable search engine?
Im on my county tax assessor website and i not locate any neighborhoods or addresses. Is there something i am doing wrong? is there another way i can search my county?

is it smart to have someone come look at your first house you plan on wholesaling that can help get estimated repair costs? also if i wanted to practice cold calling people, should i jusy practice with places i find on like zillow, then use a script as if they are responding to a piece of direct mail?

Alright, I have been doing research for the past three months in relation with wholesaling.  I feel comfortable with how everything works, but there is always more to learn.  I want to find out more about taxes and how they affect wholesailing, along with legal issues. Maybe if you or anyone knows any issues that had happened before that i can look in to or watch out for. If You read my last post then you know i am military as deployed,  and with being here i want to gain as much knowledge as i can, so what are some things as a wholesaler i can really focus on that will be beneficial.
