Only foreclosure/ shortsale properties?
Brandon Turner says that for you to have a good positive cash flow on an owner occupied multi family property, you have to find KILLER deals. My question: are forclosures and short sales the only "killer" deals? I was told not to buy forclosure because when ppl leave that house they take everything they can get their hands on. Can anybody clarify?
