I've been a handyman for quite some time, but I never understood the concept of Permits from a home owners perspective. If I'm the home owner and live there, do I need a permit to fix a kitchen or finish a basement? I remember speaking to a home owner who was selling a house and had to reduce the selling price because of a garage that wasnt on the blueprint of the house. Can anybody give me some insight on this?

I like the path of least resistance especially dealing in small dollar amounts. I would probably let this go but when your lease expires I would look for a new tenant. I recently made a change to my leases and did away with late fees. My leases now offer the tenant a reduction in rent if paid by a certain day. Rent is $1200. Pay by the 5th (date of payment determined by postmark) and tenant gets a $75 discount. Not sure how this works yet...time will tell.

Id love to know if this rent reduction idea works. Keep me updated

Why is it that every person I speak to that is in the REI industry is very supportive and tells me now is a great time to invest, while everyone I know personally and isnt in the industry tells me now is a bad time and are very pessimistic? Did anybody get this starting out?

Since I'm new to the business, i'd like to know what's considered a jerk move when dealing with Real Estate Agents. Is it ok to work with several agents on finding an investment property? How low can I go from the asking price? Any advice and tips will help

Holding costs are a core part of the investment and need to be considered when analyzing the investment prior to buying.

Its going to be financed. So then the Loan would also pay for closing costs?
