Post: Letting Tenants Paint?

In my time as a property manager, the landlord let his tenants paint their units. Obviously I'd go in there and paint it back to its original paint after theyve moved out ( and you can imagine all the layers of paint). I'd like to know what kind of policies everybody else uses when it comes to this situation?

I'm looking into doing some househacking, buying a multifamily house, rehab, and rent. Problem is, I seem to be drawing a blank on writing my Exit Strategy part of my business plan. Can anyone give me some knowledge on what exit strategies you've used?

When applying for a FHA insured loan and you get the MIPs, do those MIPs stay with you till you own the house 100% free and clear? Or do the MIPs stop when the loan to value ratio goes below their requirements?

very good information here. I would recommend, if you are going to go through with long distance investment, plan for the worst! Untrustworthy ppl, crappy handyman, no communication, etc. If the numbers still look good after that, I'd say go for it. Being from Jersey as well, i hear the same thing all the time about property taxes, but I wont let that discourage me from investing in my backyard! I would feel more comfortable and have peace of mind ( which is important to me) when I know I can drive by my place and change a light bulb, locks, receptacles, talk to the tenants without having to pay someone to do it. Remember that NO ONE will treat the place better than YOU would!

 Thanks a lot for that! I signed up, but decided not to go last minute. I had a feeling it was one of those guru up sell workshops. I'm not into that, ill stick woth Brandons book. Ive learned a whole lot from it already! :)

thank you for the input everbody! I wanted to get more info on it before jumping into it further. So in light of this new info, does the same go for the other sites? Realtor.com being another I've been looking at.

I've heard on the podcast that you should take what zillow offers ( zestimates, prices and such) with a grain of salt...can anybody clarify or expand on this? Are the prices on this site quality? Are they negotiable? I know there are other sites to check out houses, but so far, Zillow is the first I've checked.

Thats actually all I ever hear from homeowners in NJ, the property taxes are so high! Im also plannin on investing in Nj in my local market and I really dont want that to be a deterrent for me. Im trying to get as much info as I can to have some positive cash flow
