Welcome to BP! Try reading Brandon Turner's The Book on Managing Rental Properties to start off. 

I'd go for it. Make the offers with the comps in hand to justify those said offers. If the sellers are really motivated to sell, perhaps a middle ground can be reach to satisfy everyone involved 

I don't think when the house was built has any effect on cash flow.
