Soak up as much info as you can from the site. It provides a wealth of information about all things real estate. Connect with a seasoned investor in your area and offer to take him or her out lunch. Join and attend REIA meetings to network with other investors as well as other professionals I.e. Real estate brokers, Attorneys, mortgage brokers all of whom you will need on your team as you begin to acquire properties

I'd go for it. Make the offers with the comps in hand to justify those said offers. If the sellers are really motivated to sell, perhaps a middle ground can be reach to satisfy everyone involved

I don't think when the house was built has any effect on cash flow.
