You would have to market to people in pre-foreclosure. With those leads, they have been notified of a pending sale if they are unable to pay balance owed to bank. There's a window of opportunity for an investor to make a cash offer before the property goes into auction

He has a book, The Wholesaling Bible that you can purchase on Amazon or Barnes& Nobles. Im sure you can get some insights without shelling out twelve hundred dollars. Also, use BP. If wholesaling is something you are interested in, there's tons of info on the topic which is accessible to you for FREE!

Join your local REIA ASAP!! Network with professionals in your area who are on BP. Take them out to lunch and pick their brains.

Try using mailchimp. Its a site that automates email marketing

If you haven't already done so, I'd recommend reading Gary Keller's The Millionaire Agent and The Millionaire Investor.

I agree!! Smaller firms tend to be more flexible with accommodating agents who'd also like to buy as well as sell real estate. Interview multiple brokers and whomever is the most accommodating to your ambitions as an investor is the one you should sign with

What about having real estate attorney sponsor you? They are considered ''brokers'' in NY. You'll have the freedom to buy, make offers on properties and wont have the pressure of having to fulfill a sales quota at a traditional brokerage firm.
