I agree with @Scot Howat about wholesaling. Most newbies say they want to wholesale but very few last long enough to close first deal because of the amount work and tact involved. I don't know if you done so already, but check out J Scott Yhe Book on Flipping Houses. It's a must read for aspirin rehabbers like yourself. 

Keep educating yourself and take action. Your diligence will pay off in the end
