New Investor in Greater Seattle Area Looking to Network and Learn

Hello Biggerpockets! My name is Colt Savage, and I am from the state of Washington looking to invest in the Greater Seattle Area. I'm looking to interact, meet, and learn from others with similar interests. Currently, I own a duplex that I purchased a few years back which has served me well for the past 3 years. I am looking to move out of this duplex, rent it out, and purchase an owner occupied multi-family home. I've been preapproved already and have been working with an agent trying to locate a solid property, but there aren't a whole bunch of multifamily properties floating around. Primarily, I have been looking in the South King County and North Piece County locations, but I'm certainly willing to follow opportunities. Eventually (hopefully sooner than later), I'd like to use OPM, but I'm still learning and wrapping my head around the process. Any help, advice, and wisdom is certainly welcomed!

Any local investors have any recommendations on multifamily housing in King/Pierce county?
