Given your financial status, you may need a partner who has the funds and credit score to qualify for FHA loan. Have you attended any local REIA meetings? Sometimes seminars are held discussing strategies for acquiring property with little to no money down

after reading them, you may have better idea as to the best strategy for you to achieve your goals

You've definitely come to the right place to learn about real estate investing. Word of advice: Don't assign too much value to Zillow estimates or "zestimates" They are often  erroneous
