FYI to all in thread, BofA issued us deposit only cards that the tenants can use to deposit at any BofA ATM and you have a exact time of deposit record, they can deposit cash, check or money order and they can even issue multiple cards that enable you to provide them to all tenants, and track what card belongs to what unit, in a multi(recently did this for a 9 unit that was a lot of cash and money order payments from in place tenants)

I am curious if their is even a single variable that differs from male to female RE investors anxieties, learning curve, and/or experiences. Everything mentioned in this thread seems to be pretty standard hurdles and obstacles that both genders of RE investor struggle with.

@Elise Bickel Tauber thanks for the post, very thoughtful.  Property management is not a popularity contest. It's good to be as agreeable as possible, as much as possible, but when you have to lay down the law(with tenants or owners), feelings get hurt and some peoples petty vindictive nature can surface and Unfortunately an ugly by product of social media, is that many people are quite anti-social. I absolutely agree with your suggestions for reading between lines of on-line reviews and take the negatives with a grain salt.

For me the post struck a chord with the burn-out and forcing yourself to actively address staffing instead of keep saying it's easier if I just do it myself. Growing pains and learning how to shift from wearing all the hats, to wearing the executive hat as much as possible. Great story and thanks for sharing! Best of luck.

Looking to diversify and give myself some extra work space at the same time, via purchasing some retail, industrial or mixed use commercial space.

Wanted to know the general differences from residential, when it comes to evictions for various commercial types.

I am curious about your operating procedures regarding allowing prospective tenants to take their own pictures and videos. I have always been amenable and allowed it. BUT, I have heard of these scammers using pictures of properties they don't own to defraud people, so, I am curious about others opinions 

My folks are in their 90's and have lived through multiple wars, pandemics and recessions....they still managed to make millions in real estate just using the basics....location, location, location....and conservative calculations regarding debt....and some luck... and lots of diligent work.

The very fact that you all know and understand the larger macro-economic conditions and variables, is such an advantage.

You're motivation, tenacity, intelligence, and the fundamentals of the specific assets, are more likely to be indicators of your success investing in real estate. 

Ok, to summit it up for for everyone....

The sky is either starting to fall or going to eventually fall...BUT, if you have a big enough and strong umbrella, you should be fine.
