Buy gold, bullets and MRE rations, and bury them in the backyard....it's call the Alex Jones Fund!!!!

OR do the work and figure out what your risk tolerance is and then choose the investment type/area that best fits your needs. good luck!

From my experience as investor in Los Angeles, Marcus and Millichap, and Matthews are the most aggressive at cold calling and finding deals to list...you should consider getting your license and trying to pay your dues at one of those brokerages, it seems like they have the most realtors that eventually end up owning their own apartments, too.

She emailed you her final termination of tenancy and returned the keys, I would say that you would be operating in the spirit of the law to consider the unit "vacant" as of the receipt of her email.

I am not a lawyer, nor am I familiar with the specifics of your area of operation.

is it possible that it's a phase that will pass? is it ongoing same stress points? let us know more specifics

You need to have a qualified intermediary, I am fairly sure that you can not DIY a 1031 exchange, as per IRS rules....your QI should know all the answers to your questions, and you should have one before you start the exchange.

I am gonna charge more for reading this post....licenses are meaningless without integrity...you will go through many crappy vendors and truly know when you have a winner that will be a member of your dream team.

An hour difference is nothing, and if you have no written contract, the vendor has little to no recourse, but sometimes it's just cheaper to pay people to STFU, just  sayin....I am not a lawyer and this not legal advice....good luck!

Renovation plans for permitted work in areas that have lots of value add investors(i am in Los Angeles)....get familiar with electrical service upgrades(main panel service and additional service to units) washer dryer addition plans, re-pipe plans, multi family conversion from master meter to individual meters for electric, gas, water. SFR Room additions, extra bathroom additions, ADU conversions, permitting of existing non-conforming units.
