Tenant wants to mail check for rent
Hi guys,
Can you please help me out?
The tenant wants to mail checks for the rent. (Used to pay with Zelle, but apparently she has some limitations through Zelle and can't pay to me that way)
I don't trust the mail. Plus its hard to prove in the court that the rent has not been paid, right?
The tenant can say that she mailed the check and the landlord lost it, or the USPS lost it, or aliens kidnaped the envelope...
I offered her to deposit the rent into my bank account, she says she is always on the road (she is a truck driver) and can't do it.
Anyway, do I have a right t say I can't accept the checks through the mail?
The lease does not specify how to deposit the checks...
Technically, she can deposit the rent with a check into my bank account, right?
Or cash app. Or some landlords website that collect the rent may be...(by the way, if you have some ideas for those website I would appreciate it)
I guess, my question is can she insist that she mails the check?

@Mary Jay Tenants that travel and pay with checks have mailed 3 checks post dated for the applicable month and I deposited accordingly on the 1st of the of the month due. Or Tenants that pay by check - checks must arrive 1-2 weeks prior to the 1st of the month - checks are not deposited until the 1st of the month.
In my experience it's always the USPS that's the issue. Rents checks returned to sender (never bills), placed in the incorrect PO Box, legal outgoing mailboxes not picked when a postal person is on vacation/out sick, or a new one starts even though there's a big sign POST OFFICE please Check outgoing mailbox, there's so many more.
I do know Zelle has restricted the amount some people can send in a transaction or a single day or even over a rolling 30 day. So one Tenant I noticed is doing split payments sometimes larger amount last day of current month and smaller payment on the 1st - some months the amounts are reversed.
