As a newly licensed agent in Brooklyn, I am starting with rentals. Early on, I've found that a lot of rental agents do not want to co-broke. So my focus is to try to connect directly with landlords and property managers. What can I do to  put myself in front of landlords and property managers and convince them to allow me to help them fill any of their vacancies?  Where can I find landlords who are open to accepting section 8 tenants or other programs?

Hello BP

After spending a year acting as a "wholesaler," I've decided to become a licensed real estate agent. I still have the desire to become an investor but for the time being, I want to succeed as an agent and use the experience gained to help me in my own investing down the line.

Hey Marc,

I agree with everyone who has chipped in in saying that wholesaling is not the only way to break into the real estate. It's certainly not as easy as most "gurus'' fashion it to be. The best strategy for you depends on your situation, your goals, etc. If you want to learn the basics of wholesaling, check out Brandon"s Wholesaling Guide or Scott Costello's post that discusses the benefits of wholesaling from wholesaler's perspective

I dont think you need good credit. I think you just have to open an account. The caveat is that if you dont pay the balance after 6 months you are liable for the amount you borrowed plus 20 percent interest
