Do you think its a good idea to use paypal credit to pay for a direct mail campaign? With paypal credit, paypal gives you 6 months to repay the amount you borrowed.

What source is more reliable for comps: MLS or public records?

Lets say that you're trying to find comps to assess the ARV of a particular property. If you dont have access to the mls but you can pull public records that have similar info about properties that have sold in recent months, is the info you receive more accurate from the mls or from public records?

Hello BP Community,

I've been playing around with the bp fix and flip calculator to get a feel for analyzing potential fix and flip deals in NYC. Part of my calculation includes knowledge of closing and holding costs. What is the typical closing and holding cost for 2-4 unit apartments in NYC, preferable Brooklyn, Bronx, Manhattan?

Hello BP community

I was driving around my neighborhood and I found two boarded up houses within .5 mile radius of each other. I took down the addresses to find out the owners of record and discovered that the mailing address and property address were the same. I want to pursue these leads further so does anyone know of a skip tracing program that can track down these hard to find owners?
