Connecting with Landlords/Property Managers in Brooklyn NY

As a newly licensed agent in Brooklyn, I am starting with rentals. Early on, I've found that a lot of rental agents do not want to co-broke. So my focus is to try to connect directly with landlords and property managers. What can I do to  put myself in front of landlords and property managers and convince them to allow me to help them fill any of their vacancies?  Where can I find landlords who are open to accepting section 8 tenants or other programs?
