I'm a pretty active investor in the area, and to be honest 70,000 sounds like a fair offer considering the size and subdivision that it's in. As an investor my offer would be a lot closer to the 50,000 mark.

Based on your carrying costs it looks like you guys paid cash for the property which is a plus. But is making an extra 2,500 a piece really worth the risk involved?

First of all welcome to the real estate investing world. Sparks has always been a tough area by investors in El Paso, but in my opinion money can be made anywhere if you buy right.

It's usually not a problem, but there are times when it's just not allowed. For example, some REO and Fannie Mae properties have a clause that won't allow a resale of over 10% of your purchase price for 90 days. It's usually in the addendums you sign so just keep an eye out.

A good escrow agent will keep you aware of all of this.

The thought of turning nothing into something is difficult for many people to comprehend. Likely because they probably tried doing so before and failed(then quit once they failed) or have been told their whole life that doing so is unlikely if not impossible.

Without getting to "guru" sounding, I know for a fact that it is more than possible. I've had to turn nothing into something more than my fair share of times in the last five years due to unfortunate events and mistakes in my life. Every time I did so it involved real estate and required nothing more than my time and effort.

So don't let this person or anyone else tell you that it can't be done. Do some research on bird-dogging,wholesaling, and syndication. That's how I did it every time and this forum is the perfect place to learn about these methods and how to implement them. Then once you learn them don't sit on your butt and let the fear of failure paralyze you. You will fail at some point, but it's through these failures that you become the man that you always visualized yourself to be.

The best sources for learning material can easily be found online or in a $30 book. I like Dave Lindahl's work because he makes his work easy to read and understand for us common folk. Just about any of his books will work.
