@Nicholas O'Hara, we do a ton of flips and wholesales in the area. Good job getting out here, asking the right questions, and educating yourself on the best practices.
There are some general rules of thumb you are going to want to follow. Look up the 70% rule for one. Just remember, your money is made on the buy! IMO, you can buy right at any time of the year in any market. It all comes down to area, price, or terms. Just be prepared to hold anything you buy for 10 years if the market shifts.
I also suggest you do a few walks with contractors at properties you are looking at to get a feel for what you should be paying for different trades. I can give you a general baseline for certain investor prices on some of those things out here. Feel free to reach out if you have questions about anything.
