Ask a local real estate colleague who the players are. Look on craigslist. Network.

Just my opinion, I'm not a big fan of the whole twitter like following thing. I'm just not.
I think the original colleague system was a bit more user friendly.

Does anyone have a good general sample postcard that they use to leave on trashed houses or houses on the foreclosure list?

Going to your local rei clubs is the best way to go Danny. You'll most likely find a couple at the meetings or other investors with reliable local hard money lenders.
As Will mentioned, the more relationships you build the higher your chances of success.

It's not as easy as some gurus make it out to be, but buying with no money down is very much possible in this market.
Remember one thing, anything in real estate is negotiable. Whether the other party will accept your terms is a whole other matter.
You'll have more success in the no money down game if you find motivated/distressed sellers. Put together an offer and shoot. Just remember, buying with no money down doesn't make the deal a good deal. Always try to purchase at a good discount.

I'm gonna have to agree with Tim on this one. There's no need to make an issue of this. The tenant will most likely win this if you're forced to go to "landlord" court. Which at the end of the day will cost you much more than $150.
I'd suggest using Jon's appliance clause in the future.
